Looking for an outstanding Team Leader to take charge of maintenance department on total Senior (55 & older) independent living apartment communities.

Minimal on-call time required for this position.
Must be able to time manage.
Own transportation is required.
Not a live on position.
Typical hours are 8:00am-5:00pm M-F

Basic Qualifications, Skills & Duties include but are not limited to:
  • 5+ years of Maintenance experience in multi-family housing or equivalent.
  • CFC & HVAC certification is required.
  • Must be an independent self-starter with a track record of successful communication, budgeting, scheduling and staffing.
  • Must be detail oriented with good time management skills.
  • Ability Communicate effectively and professionally with management and resident population.
  • Lead and manage the maintenance team, while providing technical direction staff to include on the job training for maintenance technicians as assigned.
  • Inspects the work quality of the other maintenance personnel.
  • Working knowledge to be able to enforce safety policies and regulations.
  • Ensures that work orders and all make-readies are completed correctly and on schedule.
  • Maintain the maintenance shop and an adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.
  • Implement & follow preventative maintenance programs per property & equipment guidelines.
  • Perform routine property inspections to ensure the community is maintained to meet all affordable housing guidelines.
  • Acquire competitive bids from external resources as required.
  • Assist in the preparation of annual budgets for operating and capital expenditures; operate maintenance department within budgeted guidelines.
  • Comply with safety regulations to avoid injury to self and others.
  • Understand and adhere to all Fair Housing laws.
  • Over sees rotating on-call responsibility and available as needed for after-hours emergencies required.
  • Reliable transportation and a valid driver’s license are required.
  • Computer knowledge and proficient use of software; with applicable training.
  • Maintain professional conduct and appropriate uniform at all times.
  • Must be able to lift objects weighing 50lbs or above as needed.
  • Verify all permits are up to date and maintained.
  • Coordinate, schedule and perform preventive maintenance on equipment and buildings.
  • Perform all other related duties as assigned.
  • Ability to diagnose and perform routine maintenance/repair involving but not limited to perform on-site basic repairs including:
  • HVAC systems, inspections, winterization.
  • Appliances & appliance repair.
  • Water heaters & plumbing systems boilers, cooling towers, compactors.
  • Facility electrical systems & energy management systems.
  • Carpentry & painting, carpet & vinyl replacement skill.
  • Identify and correct hazardous community conditions.
  • Tour the property daily to look for liability hazards.
  • Repair hazards or assign completion to technician.
  • Periodically complete written property safety audits.
