SENIOR MAINTENANCE SUPERINTENDANT

1 week on-call time required for this position approximately every 5 weeks
Must be able to time manage.
Own transportation is required.
Not a live on position.
Typical hours are 8:00am-5:00pm M-F

Basic Qualifications, Skills & Duties include but are not limited to:
  • 3+ years of Maintenance experience in multi-family housing or equivalent.
  • CFC & HVAC certification is preferred
  • Must be an independent self-starter with a track record of successful communication, 
  • Must be detail oriented with good time management skills.
  • Ability Communicate effectively and professionally with management and resident population.
  • Working knowledge to be able to enforce safety policies and regulations.
  • Works with Team to ensures that work orders and all make-readies are completed correctly and on schedule.
  • Assist in Maintaining  the maintenance shop and an adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.
  • Assist in following preventative maintenance programs per property & equipment guidelines.
  • Assist in routine property inspections to ensure the community is maintained to meet all affordable housing guidelines.
  • Comply with safety regulations to avoid injury to self and others.
  • Understand and adhere to all Fair Housing laws.
  • Reliable transportation and a valid driver’s license are required.
  • Computer knowledge and proficient use of software; with applicable training.
  • Maintain professional conduct and appropriate uniform at all times.
  • Must be able to lift objects weighing 50lbs or above as needed. Work from ladders without issue. 
  • Assist in performing preventive maintenance on equipment and buildings.
  • Perform all other related duties as assigned.
  • Preferred ability to diagnose and perform routine maintenance/repair involving but not limited to perform on-site basic repairs including:
  • HVAC systems, inspections, winterization.
  • Appliances & appliance repair.
  • Water heaters & plumbing systems boilers, cooling towers, compactors.
  • Facility electrical systems & energy management systems.
  • Carpentry & painting, carpet & vinyl replacement skill.
  • Identify and correct hazardous community conditions.


Salary will be based on experience and negotiable
